What's New in Nakisa Portfolio Management Suite

This section outlines the new features and fixes included in Nakisa Portfolio Management Suite 2025.R2.

General

  • Your in-app Nakisa AI Assistant is here - get instant answers about product features and how to use them, directly from any page in the application. Just click the chat icon to get started.
  • The Nakisa Product Center now includes two new tabs:
    • Quick Access: Easily access recently viewed or modified objects, as well as access to any objects you have favorited in the application.
    • Documents & Links: Upload and manage documents or external links in a central location. Documents can be kept private for your personal use or made public and shared across your organization.
  • You can now favorite locations, premises, and contracts, these favorites are then displayed in Nakisa Product Center for quick access.
  • Audit logs are now available exclusively for export in monthly increments, rather than being viewed directly in the application.
  • The Nakisa AI Lease Abstraction (Beta) feature has been enhanced with the following:
    • The abstraction summary now presents a summary of rent information if it is unable to abstract a rent table from the uploaded document.
    • The interface has been redesigned to enhance usability. Users can now drag and drop single documents or folders containing multiple documents into the application directly.

Real Estate Management

  • The realty tax functionality has been expanded to include appeals and vacancies. Users can enter their appeals and vacancies in the Assessments and Taxes page in the premises.
  • To simplify object creation and remove clutter, users can now hide optional pages and fields by default with the new Hide Tabs admin setting. When the setting is set to True, optional fields and pages are hidden by default but can still be accessed with toggles, if required.
  • Users can now delete locations, premises, and contracts when they are in draft status.
  • Users can now modify user defined fields in active premises and contracts.
  • Users can now import realty tax, appeals, and vacancies information using the "Initial Data" Mass Import template, and export realty tax information using the Mass Export.
  • When importing the "Initial Data" template through the Mass Import feature, users can now customize their templates by selecting which sheets they would like to include.
  • Users can now change their Contract End Date to an earlier date in a contract version.
  • A new Specialized Asset setting in admin allows users to determine whether their contracts will be created with the Specialized Asset field in Nakisa Lease Accounting Suite set to True.
  • Users can now archive default picklist options if they are not being used. Note that you cannot archive all default picklist options as one option must be left.
  • Users can now add multiple areas per area type. Only one area can be marked as the GLA, which allows it to be used in dashboards and reports.
  • When Nakisa Portfolio Management Suite is operating as an IFRS 16/ASC 842 compliant solution, you can now set the Modification Date for a contract version and choose to update the contract rate/IBR.
  • Users can now import ESG information in the "Initial Data" Mass Import template.
  • Recurring payments can now be posted and reversed directly in the scheduled payments module instead of only through batches.
  • The "Expense Account" column is now visible in the scheduled payments main view instead of in the payment details.
  • Nakisa Portfolio Management Suite now has additional support for contracts with multiple lease components with the same currency:
    • When the application is using the standard mode of compliance, users can enable the new Terms Accounting setting in admin. The new setting allows users to associate cost centers and lease components to specific payment terms on the accounting page. Additionally, when Tax Calculation Mode is set to advanced in Financial Organization Structure, users can assign an assignment number to their terms.
    • CPI Indexation is now supported for contracts with multiple lease components of the same currency.
  • Users can now view their uploaded PDF format documents in the new document viewer. The document viewer allows you to navigate throughout the application with your document open for quick reference.
  • Month to month contract extensions are now supported for applications configured as standard real estate solutions.
  • The following enhancements have been made for percentage rent and reconciliation:
    • The due date of a charge no longer has any impact on which percentage rent period the charge is applied to. The Cumulative Payment Adjustment column in the percentage rent report only considers charges created for the period they are generated from.
    • The due date of a charge no longer has any impact on which reconciliation period the charge is applied to. The Accrued Amount column in the reconciliation calculation only considers charges created for the period they are generated from.
    • Due dates for percentage rent and reconciliation charges are no longer set by default.
  • The ability to add picklist options directly from a drop down menu is now restricted to the Administrator and Manager user roles.
  • Nakisa Portfolio Management Suite now has a default set of units. These units can be mapped to units of measurement in Financial Organization Structure in Unit Default Values in admin.
  • When entering an address while creating the location, the application now suggests an address and can autofill the address fields if it is selected.
  • Users can now search dropdown menus by Display ID and Name.

Configuration and Administration

  • In the Expense Category master data table in Financial Organization Structure, the Name field can now be edited for the expense categories that are available out of the box.
  • In the Incremental Borrowing Rate master data table, a new Contract Currency field has been added. Users can now configure different IBR by contract currency if required.
  • In Vendor General Ledger Determination, vendor accounts can now also be set up for payment expense categories (and not just non-lease expense categories) in the Vendor Expense Category Account Mapping section.
  • External posting dates (i.e., cut-over dates) can now be defined per accounting standard in Accounting Standard Determination in Financial Organization Structure. The Nakisa SAP Posting Bot only posts documents to SAP after the cut-over date configured in this table, in Company Financial Settings, or System Financial Settings.
    • The table System Configuration > Configurations > Lease Classification Financial Settings is no longer used.
  • A new setting Tax Calculation Mode has been added to Company Financial Settings and System Financial Settings.

General Ledger

  • Ledger transactions (viewed in Nakisa General Ledger) can now be enriched with additional information from other products before they are posted externally. Nakisa Portfolio Management Suite can send the Store Number and Payment Term Notes using Enrichment Management.
    • To fetch extra information from a product, the product integration must be configured in Enrichment Management in Financial Organization Structure.
  • The Lessee ERP Field Mapping in Nakisa General Ledger (for postings to SAP) has been enhanced as follows:
    • The table better identifies which product-specific GL Table and GL Field is being mapped.
    • Additional fields such as object names can now also be sent.
    • In custom mappings, the default GL table and field are now displayed.
    • Multiple fields can be concatenated together and sent in one single SAP field.
  • To add clarity, save time, and reduce manual entries, the following enhancements have been made to all types of jobs (e.g., for reports and postings):
    • Jobs can now be copied, edited if required, and run again.
    • Users can now easily view the job input fields on previously run jobs to understand what the job was run for.
    • When users select a profile in a job, the profile input fields are now fully visible.
    • To add clarity to the status of the posting jobs and duplicate consistency checks, the job Status field now displays "Queued" and "Finished". Task statuses are now also color coded to better highlight whenever there are issues with any of the items.
    • Scheduled jobs now generate notifications whenever the job is queued, starts running, and finishes.
  • Users can now paste a list of up to 50 object IDs when creating GL Balance Report jobs (instead of searching each ID individually). Any invalid ID is shown to the user.
  • In Posting Jobs, users can now download an error report to see the activation groups with failed external postings, which will allow them to better handle errors and make corrections.
  • In Posting Profiles, users can now filter which documents to post based on Accounting Standards.

Dashboards and Reports

  • Users can now configure groups as reportable. Note that you can only choose to report up to 10 at a time.

    • Month to Month Contract Extension Report
    • Tenant Contact Report
    • Rent Roll Report
    • Lease Rent Area Report
    • Variance Report
    • Assessment and Taxes Report
