Appeals

Nakisa Portfolio Management allows you to create and manage appeals when there is a discrepancy with the assessed property value for your taxes. Appeals must be associated to an assessment in Nakisa Portfolio Management.

To create an appeal:

  1. Click Main Menu > Premises, and select the required premises.
  2. Click Assessments and Taxes.
  3. In the Appeals section, click . The Create Appeal window opens.
  4. Associate the appeal to an assessment by selecting the Assessment ID.
  5. Optionally fill out the following fields:
    1. In the Assessment Reviewed field, indicate whether the assessment has been reviewed.
    2. The Assessment field allows you to select the state of the assessment (i.e., over or under assessed).
    3. Indicate whether the assessment was appealed in the Appealed field.
    4. Specify any appeal actions in the Action field.
    5. Set the Follow Up Date for the appeal, if required.
    6. You can enable the Targeted Assessment and Revised Assessment fields. The Targeted Assessment field is for the originally assessed value, while the Revised Assessment field is for the revised amount after the appeal. Note that a revised assessment can only be entered if there is an existing certificate assessment.
    7. The Total Savings for Roll field displays the sum of all the savings entered in the savings section for the roll period.
    8. Set the Negotiation status.
    9. Enter a Settlement Date.
  6. In the Savings section, rows are pre-populated based on the roll duration entered when the assessment year was created. In each row, you can enable the Total Savings for Roll field and enter the amount saved for each year of the roll.
  7. Add any additional notes or documents.
  8. Click Save.
