What's New
In addition to general editorial changes and corrections, this release of the documentation contains the following main changes included in the release of 2026.R1:
General
- Nakisa Decision Intelligence (NDI) is a next-generation agentic AI platform that lets you securely access decision-ready insights and simulate future outcomes instantly without relying on dashboards, analytics teams, or traditional BI tools. Fully integrated into Nakisa products, Nakisa Decision Intelligence is available to users with the appropriate roles and permissions.
- When the application is configured as an IFRS 16/ASC 842 compliant solution, you can now receive notifications when application objects in Nakisa Lease Accounting Suite are reworked. Similarly, users in Nakisa Lease Accounting Suite receive notifications when contracts in Nakisa Portfolio Management are approved.
- Display IDs are now locked after activation for locations, premises, and contracts (new contract versions keep the same Display ID), and admins can choose manual vs auto-generated Display IDs.
- When attaching document links, the Link field now has an increased character limit, allowing you to link documents with longer URLs.
Real Estate Management
- Nakisa Portfolio Management now integrates with Nakisa Accounts Payable Automation with the new Accounts Payable batch:
- Users can create Accounts Payable batches based on contractual payment amounts and submit them to Nakisa Accounts Payable Automation for processing. The batch creates and approves draft invoices in Nakisa Accounts Payable Automation directly from Nakisa Portfolio Management.
- Invoice amounts are automatically populated using the scheduled contractual value and can be adjusted as needed while the invoices are in draft status directly in the batch, allowing users to generate invoices for full or partial amounts depending on business scenarios such as disputes or pending confirmations.
- The new batch also supports flexible payment workflows by tracking previously invoiced amounts and ensuring that new invoices do not exceed the remaining contractual balance. This allows users to issue catch-up invoices in subsequent batches when outstanding amounts need to be reconciled.
- A new Confirmed Amount checkbox in rent terms allows users to control how invoice amounts are derived: when selected, the current contractual amount is used; when unselected, the system defaults to the most recently confirmed amount. This provides greater flexibility in scenarios such as disputes or pending confirmations. This checkbox can be toggled in the Admin section.
- Users can now add, edit, and delete payment terms more efficiently, with improved in-place editing and enhanced system validations. Vendor allocation has been optimized with automatic percentage adjustments and simplified tax handling, reducing complexity and improving overall usability.
- The new Mass Contract Versions feature allows you to create contract versions for multiple contracts at a time, facilitating contract updates.
- Nakisa Portfolio Management now supports more flexible dates for operating cost periods used for CAM and Reconciliation. You can define periods that span across years (for example, June to May) and include overlapping date ranges. The application automatically calculates accurate totals across these periods by distributing costs over time and combining them within the reconciliation window, ensuring results remain consistent even with complex or overlapping entries.
- You can now add operating costs with negative amounts and create payment adjustments to account for the negative operating costs when performing reconciliation. When an adjustment is created, the application creates a contract version with new rent table terms reflecting the adjustments.
- Locations and premises no longer require activation. Once they are created, their status is automatically set to active, reducing the time needed to create application objects.
- To support retroactive premises area changes, you can now create an Area Version. Area versions maintain all created areas and allow you to make changes as of an effective date. In areas of the application where areas are used, it will always use the most recent area version, unless otherwise specified.
- When the application is operating as an IFRS 16/ASC 842 compliant solution, you can now manage vendors directly at the contract level, regardless of the GVI (Generate Vendor Invoice) setting. The system automatically applies the correct GVI configuration based on your company setup and allows you to add, update, and version contract-level vendors with defined start and end dates. Vendor changes are supported across contract versions, mass import/export, and remain fully synchronized between Nakisa Portfolio Management and Nakisa Lease Accounting Suite, ensuring consistent and accurate vendor data throughout the contract lifecycle.
- You can now create a new contract version with a modification date one day after the ROU end date, as long as all postings are completed. This makes it easier to handle month-to-month lease extensions and contract updates beyond the original lease period.
- The profile selection process during job creation for mass operations has been improved. Instead of a simple dropdown, users can now select profiles from a table with advanced filters, making it easier to find and apply the right profiles quickly and efficiently.
- You can now mass delete draft locations, premises, and contracts from their respective summary pages.
- The Location Address auto-complete feature has been enhanced for improved usability.
- Users can now include or exclude User Defined Fields (UDFs) in the Contract Summary Report based on UDF groups, allowing more granular control.
- The Contract Summary Report now includes information for accounting objects from Nakisa Lease Accounting Suite.
- Nakisa Portfolio Management now respects the Financial Organization Structure setting for Generate Vendor Invoice when creating contracts. This setting is automatically enabled or disabled based on the configured FOS value, ensuring alignment with organizational settings.
- Mass Operation Profiles now allow you to filter by contract file number, ensuring that contracts in mass operations remain consistent after contract versions have been created.
- When the application is operating as an IFRS 16/ASC 842 compliant solution, links to Nakisa Lease Accounting Suite in the Accounting tab of the contract have been replaced with the ability to copy the display ID of the object. This helps maintain a more controlled and consistent user experience while still allowing easy reference to related records.
- You can now import term notes for active contracts.
- Syncronization between Nakisa Portfolio Management and Nakisa Lease Accounting Suite is now improved to ensure accurate reporting and tracking.
Dashboards and Reports
-
The “Charge Amount” and “Charge Expense Category” columns in the Operating Expense Reconciliation Report are now renamed to “Adjustment Amount” and “Adjustment Expense Category.”
Administration
- The Tabs and Fields Management page has been improved to allow users the ability to configure visibility of sub-sections and fields within the tabs of locations and premises.
- You can now disable all AI agents in Nakisa Portfolio Management from the Admin menu.
